Who's behind it

ROMAN BOGACH
Co-founder, PREDMET Group
ANDRII VOLKODAV
Managing Partner & Lead Architect, PREDMET.ARCHITECTURE
IVAN SHAMRAY
Co-founder, PREDMET Group

We don’t just design.
We know how to build it.

Behind us: construction, manufacturing, design, branding, and businesses across different fields. We’re used to being responsible not for a single part of the process, but for the result as a whole.

How we work

One system of decisions

01 — Site

We study context, constraints and potential — site analysis and consulting.

02 — Strategy

We define the project goals, format and key parameters of the future property.

03 — Concept

We develop the architectural idea, spatial layout and visual language.

04 — Design

We produce visualisations and working drawings for construction.

05 — Detailing

We detail materials, structures, joints and key elements of the project.

06 — Delivery

We coordinate specialists and supervise the project on site.

Why

Complex real estate isn't made by one architect.
It's made by a team that sees the whole project.

Questions

What clients usually ask first

How much does architectural design cost for a villa in Bali?

We don't publish fixed prices because every project is scoped individually: cost depends on the site, the scale of the project, and how much of the build we take on — a single villa concept and a 5-storey, 99-unit development like PREDMET.CEMAGI are priced on different bases. We assess the site first, then quote. Message us on WhatsApp with your site and goals for a realistic estimate within a day.

What is PBG and who is responsible for getting it?

PBG (Persetujuan Bangunan Gedung) is the Indonesian building approval permit required before construction can legally start. We prepare and manage the full PBG documentation package as part of our architecture and concept service, coordinating with local authorities so clients don't have to navigate the process themselves.

How long does a project take from site to handover?

A typical villa runs through six stages — site analysis, strategy, concept, design, detailing and delivery — with construction supervised on site throughout. Timelines vary with scale and permitting, and we give a project-specific schedule once we've reviewed the site.

Can a foreigner build or own property on Bali?

Foreigners cannot hold freehold (hak milik) land directly, but can build and hold property through leasehold (hak sewa) or other structures commonly used by international owners on Bali. We work within these structures regularly and can walk you through what applies to your situation. Accurate as of 2026; this is not legal advice — consult a licensed notary (PPAT) for your specific case.

What's the difference between freehold and leasehold in Bali?

Freehold (hak milik) is full Indonesian land ownership, generally reserved for Indonesian citizens. Leasehold (hak sewa) gives long-term rights to use and build on land for a set term, and is the standard route for most foreign-owned villas and resorts on the island. Accurate as of 2026; this is not legal advice — consult a licensed notary (PPAT) for your specific case.
